Before each closing, there are several matters that we need address

Title Insurance

Your lender will require lender’s title insurance protecting the lender against defects in the title which might adversely affect the lender’s lien on your property.  You may choose to purchase owner’s title insurance to protect your interest in the property against any title defects.  Title insurance premiums are a “one-time” fee paid at settlement. 

Identification At Closing

We are required to notarize various documents you will be signing. Please have all participating parties bring an unexpired Driver’s License to verify your identity. Some lenders require two (2) forms of identification bearing your name and photograph. You can provide a United States Passport, a certificate of United States citizenship, a certificate of naturalization, state-issued identification card, or a United States military card.

Title Examination

Title problems can be discovered during our title examination. Such problems may include judgment liens that were not released, errors found in the previous deed or missed credit line deed of trust that was not properly closed and many more. PARK AVENUE TITLE will notify you of any title problems discovered during the title examination that may delay closing. If PARK AVENUE TITLE is required to perform additional services to resolve any problems, you may be charged an additional but reasonable fee for those services.

Funds Required For Settlement

In order to ensure the prompt recording of documents and disbursement of funds, you should electronically transfer funds to our account prior to closing. Our wiring instructions will be provided in a separate email, are password protected and require you to contact our office for the full account number. For security purposes, we will ask you a few questions to verify your identity before providing our account information. WE WILL NEVER CHANGE OUR WIRING INSTRUCTIONS FOR ANY REASON. PLEASE NOTIFY US IMMEDIATELY IF YOU RECEIVE AN EMAIL OR OTHER FORM OF COMMUNICATION ATTEMPTING TO PROVIDE YOU WITH FRAUDULANT WIRING INFORMATION. As an alternative to wiring, you may bring a cashier’s or certified check to our office two days before closing, but funds paid by cashier’s or certified check will not be immediately available due to banking rules and may, therefore, delay disbursement. The cashier’s or certified check will need to be payable to PARK AVENUE TITLE. The amount of the check must match the Cash to Close from your CD, if no corrections are required.  Any overage will be refunded to you and any additional amount due can be paid with a personal check, as long as the amount does not exceed $500.00.
